Ask Esteban
Part 1 of 2
When most homeowners begin planning a new landscape, they think about plants, pavers, artificial turf, lighting, or an outdoor kitchen. While these features certainly add beauty and enjoyment to a home, there's one critical step that should always come first:
Proper yard grading.
At Esteban Land Design, we've spent more than 41 years designing and building landscapes throughout the Southeast Valley of Phoenix. One lesson has remained constant throughout those decades:
A beautiful landscape starts with proper drainage.
Before selecting a single plant or laying the first paver, we evaluate how water moves across your property. If your yard isn't graded correctly, even the most beautiful landscape can contribute to expensive problems in the future.
Why Grading Matters
Your home's foundation depends on water draining away from the structure.
Here in Arizona, heavy monsoon storms can dump a tremendous amount of water in a short period of time. If your yard slopes toward your home instead of away from it, that water can collect around the foundation where it doesn't belong.
Over time, improper drainage can contribute to soil movement, erosion, settlement, and structural problems that may affect both your home and your landscape.
Proper grading isn't just part of landscape design—it's part of protecting your biggest investment.
Signs of Improper Grading
Improper grading can lead to a variety of problems that homeowners may not immediately connect to drainage, including:
- Water pooling against the foundation
- Soil erosion after storms
- Cracked patios and sidewalks
- Uneven pavers
- Drywall or stucco cracks
- Doors and windows that become difficult to open or close
- Standing water that remains long after rain has ended
These issues often develop gradually, making early detection especially important.
Could Landscaping Affect Your Builder's Warranty?
Many homeowners don't realize that changing the original grading around a home may affect portions of their builder's warranty.
Adding raised planters, retaining walls, decorative borders, extra soil, or other landscape features can change how water drains around the property.
Many builder warranties exclude damage resulting from homeowner alterations that affect the original grading or drainage around the home. Because every builder's warranty is different, homeowners should review their warranty documents before making significant changes to the landscape.
The Cost of Waiting
One of the least expensive parts of a landscape project is ensuring the yard is grades correctly from the beginning.
Unfortunately, correcting foundation problems after years of poor drainage is a very different story.
Foundation repairs can range from relatively minor corrections to major structural restoration. In severe cases, repair costs can exceed $100,000.
That's why professional grading should always be viewed as a preventative investment rather than an added expense.
How We Approach Every Landscape
At Esteban Land Design, every landscape begins with evaluating how water moves across your property.
Before we recommend plants, pavers, artificial turf, decorative rock, or irrigation, we carefully evaluate:
- Existing elevations
- Natural drainage patterns
- Roof runoff
- Low areas where water collects
- Swales and drainage paths
- Hardscape elevations
- Irrigation layout
- Overall site conditions
Only after we're confident that water will drain safely away from your home do we begin designing the landscape itself.
This approach helps protect your foundation while creating an outdoor space that's both beautiful and built to last.
Ask Esteban's Tip
One of the simplest ways to check your yard is after a monsoon storm.
If water remains against your home's foundation for more than 24 hours, or you notice erosion, standing water, or soil washing away, your property may benefit from a professional grading evaluation.
Catching drainage problems early is almost always less expensive than repairing the damage they can cause.
Looking Ahead
In Part 2 of this series, we'll cover the seven warning signs that your yard may already have a drainage problem and explain what homeowners should watch for before those small issues become costly repairs.
